for foreclosure and/or auction lists and membership services, know that banks, government
agencies and other institutions want
to expose their properties to the widest possible
audience. In most cases these institutions spend thousands of dollars on marketing-management
fees, agent commissions and asset management
firms. Therefore with a little effort on your part, you can have
access to these foreclosures without paying unneccesary fees for lists
that are often times out of date. In most cases but
not all, banks and government agencies (i.e. HUD, VA, Wachovia,
FNMA, FDMC) require that buyers use an agent to purchase
foreclosures, but no company or list
provider has exclusive "private" foreclosure listings that you should have to pay to see. And rest assured that in most cases, marketing fees and agent commissions have already been built into the list price.
